At Shoreline Design, we help homeowners, investors and first-time developers explore their property's potential before committing to a full design or drafting package. Our initial process is simple, approachable and obligation-free.
What we cover
The early design stage — where we explore what's possible with your block. We produce site layout options, floor plan concepts, elevation concepts, room layouts, building positioning and preliminary 3D views. This is where you find out: what can we actually do here?
Plans prepared for development approval where required. In WA, residential development is assessed through planning controls such as the R-Codes. We handle site plans, elevations, streetscape drawings, shadow diagrams, open space calculations, setbacks and compliance notes.
After planning approval, we move into builder-ready documentation. Full working drawings including detailed floor plans, sections, roof plan, window and door schedules, wet area details, ceiling plans, electrical layout and NCC compliance information.
Plenty of clients don't want to rebuild — they want to improve what they already own. We handle measured drawings of existing homes, demolition plans, proposed renovation plans, second-storey additions, alfresco additions, granny flats and internal reconfigurations.
Starting fresh? We manage the full process from site review and new home concept design through to planning drawings, building permit drawings and coordination with demolition, survey, engineering and certification.
